We believe in second chances. If your rental history or credit has had some bumps along the way, you may still qualify to rent with us through our Second Chance Rental Program. We review each application individually and are committed to working with qualified applicants who are ready for a fresh start.

How It Works

Our Second Chance Program is designed for applicants who may not meet standard rental criteria — including those with past evictions, low credit scores, or other rental history challenges. Rather than an automatic denial, we offer an alternative path to approval through our partnership with One App Guarantee, a licensed third-party guarantor service.

One App Guarantee acts as a guarantor on your behalf to help secure your tenancy. This is separate from your rent and move-in costs — approval through One App Guarantee does not replace or reduce your prorated rent, security deposit, or any other move-in obligations.

Program Fees

The following fees apply in addition to standard move-in costs:

• Increased Security Deposit — A higher security deposit is required for applicants approved through this program.

• One App Guarantee Service Fee — A fee paid directly to One App Guarantee for their guarantor services, separate from any amounts owed to us.

• Administrative/Processing Fee — An additional fee to cover the extra processing required for second-chance applications.

Who May Qualify

You may be a candidate if you have a prior eviction or eviction filing, low or limited credit history, past-due balances with a previous landlord, or a criminal background (subject to review). Each application is reviewed on a case-by-case basis and approval is not guaranteed.
